Purchase + Improvements
There is a product available which I am sure most people don’t even know exists. The product is called “Purchase plus improvements”. This is a great product for people who are purchasing a new house and want to some upgrades and/or repairs.
You can use the money to the following.
- Build a garage
- Develop your new basement
- Put an addition on your house
- Renovate and paint
- Upgrade your kitchen
- And much more
Basically, with this mortgage product you can work the price of upgrades and / or repairs in to the mortgage when you purchase your new house. A lot of times you will be searching for the perfect house, you will find it but find that it is missing something you feel you need like maybe a garage or basement development. Lenders these days realize it is not feasible sometimes to do these upgrades after you buy the house so they have found a way to work it in to the mortgage.
Supposing you found a house for $400,000 that needed a garage or basement development. Let’s assume the garage or basement development was to cost $40,000 and it would increase the value of the house the same amount. The purchase price to the vendor would be $400,000 but the mortgage amount would be based off of the purchase price plus the upgrades making it $440,000. Your down payment amount for the mortgage would be based off of $440,000 for a minimum of 5%. I would arrange the new mortgage based on this new amount.
